My
Process to Buy Your Home:
- I will request
that we meet to discuss your specific
needs, market conditions and financing of
your purchase.
- Spending
time at the beginning will help
enormously when I am subsequently
searching data bases, talking to other
agents who have pocket
Listings or a specific knowledge of
the location you are after. You should
also take comfort in knowing that many
buyers will change their parameters or
specifications, after they get to know
the market better. This is to be expected
as your knowledge level goes up. The
important thing for me is that we
communicate.
- Buyers should
be aware of the major components
of a house that can cost them dollars or
effort to maintain. Windows, Kitchen
Cupboards, Flooring, Heating Systems and
Decor. When looking at some places, you
can look past some problems that are
easily fixable, but most want a home that
is the perfect 10". A home you
can just move into and not have to fix a
thing. You should be aware of relative
advantages or disadvantages of for
example buying a place that needs
painting.
- We will go
over a typical Offer to Purchase
so that when we find the house of your
dreams we can discuss the specific
negotiating strategy, the terms and
conditions for that house rather than
discussing the various terms and
conditions in an offer. The Market is so
hot and fast right now that we have to be
prepared to get the offer ready quickly
so you are not left out because someone
else already made an acceptable offer to
the vender.
- You will be advised
of Mortgage rates terms and conditions
and generally how much the banks will
allow, as well as aware of
closing costs when taking possession of
your new home. You will be introduced to
a Mortgage Broker (if you wish) who will
find the best mortgage at the best rates.
His rates are normally the lowest in the
city based on rates published in the
Citizen each Saturday. He will go through
the mortgage application process with you
so you will be ready when we want to make
an offer. (See Financing Mortgage
section)
- Inspections
are very important safety valve for you.
A professional Inspector will check out
all the major components of the home and
provide a written report. This report
will clearly spell out the condition of
the components giving you a forecast of
the life expectancy of the roof, furnace
and appliances for example.. The
inspectors I recommend know their
profession. If we determine that there is
a problem that was not expected such as
the life expectancy of the furnace then
we will renegotiate the contact.(see
inspections)
- Once we have
found a home attractive enough to make an
offer I will immediately prepare a I will
prepare a Comparative Market
Analysis so that you can visibly
see what similar homes are selling for.
This will help to determine good
value actually reflected in the
market.
- In addition I
will research the data on the
home to assist us in negotiating
the best price. For example how long has
it been on the market, was it listed
previously, how much did the vendors pay
etc.,
- You need Mike
